A professional home inspection will turn up any potential problems you may want to address before putting the house on the market. When you house goes on the market, will you stay in the house or move out? A variety of factors go into this decision. If you are not home, it is easier for potential buyers to access the property but if this does not fit into your life, we will work showings around family schedules.
Even if you remain in your house during the sales period, we will help you decide which furnishings should be moved and how to best display your house with the furniture that remains. We know professional stagers who can assist you as well. When the home is ready, professional photos will be taken for distribution with your listing.
Before your house actually goes on the market we will discuss what to expect during the sale period. This includes all the ways we will publicize the property and dates during which the home will be open for real estate professionals and potential buyers to tour.
When you are ready for brokers, agents, and potential buyers, we enter your home’s information and its pictures into the Multiple Listing Service (MLS) website, a tool used by real estate professionals, and your home is now officially on the market. Once the listing is live on the MLS, you will be able to see your home on Zillow, Redfin and other public real estate sites.
Typically, the first available Thursday after listing, we will invite all the brokers and real estate agents in Santa Cruz County to tour your home so they will be ready to show it to clients. You can expect open house events for the public the first several weekends, depending upon demand. Agents will bring clients for private showings in accordance with your directions. You should expect to be in frequent contact with us as the selling process moves forward. We will let you know who is looking at your home and the level of interest.
Excitement builds as one or more buyers makes an offer on your home. We will sit down to discuss the details and your options in response. When you accept an offer you are on your way to the finish line!
After you have an accepted offer, you are in Escrow. During this period the buyer has an opportunity to fully inspect the home. The buyer must give a percentage of the price to the escrow agent to hold and will obtain financing for the entire purchase. At an agreed upon date legal papers are signed and keys exchanged.
