Our Guide for Sellers

How do you decide whether to sell your home? How can you make the process go smoothly? 

Here are the basic steps.  We are ready to guide you through every one of them. 

Let us do the worrying for you and success will be yours!

  • Is it time to sell?

Consider the demand for homes, whether you want a larger or smaller space, and if you want to live in a different neighborhood.

  • Look at your home objectively. 

What are the best and worst things about it? Whom do you think will want to live there?

  • Start decluttering. 

This may be painful, but in order to show the best side of your home, you have to remove most of the belongings that populate it.  We have lots of tips to help you.

  • Home Improvements

Decide what improvements you are willing to pay for to make your home more attractive to buyers. Options include anything from painting and floor refinishing to full-blown remodeling projects, depending on your finances and timeline.  A professional home inspection will turn up any potential problems you may want to address before putting the house on the market. We can advise on what projects will give you the best return on the dollar.

  • How do you price your house? 

We provide an analysis of the value of your home compared with recent sales in your neighborhood and other considerations so you can make an informed decision.

  • Remain or Move Out?

When you house goes on the market, will you stay in the house or move out?  A variety of factors go into this decision.  If you are not home, it is easier for potential buyers to access the property but if this does not fit into your life, we will work showings around family schedules.

  • Stage your home. 

Even if you remain in your house during the sales period, we will help you decide which furnishings should be moved and how to best display your house with the furniture that remains. We know professional stagers who can assist you as well. When the home is ready, professional photos will be taken for distribution with your listing.

  • Develop a marketing plan.

Before your house actually goes on the market we will discuss what to expect during the sale period.  This includes all the ways we will publicize the property and dates during which the home will be open for real estate professionals and potential buyers to tour.

  • Your listing goes live.

When you are ready for brokers, agents, and potential buyers, we enter your home’s information and its pictures into the Multiple Listing Service (MLS) website, a tool used by real estate professionals, and your home is now officially on the market. Once the listing is live on the MLS, you will be able to see your home on Zillow, Redfin and other public real estate sites.

Typically, the first available Thursday after listing, we will invite all the brokers and real estate agents in Santa Cruz County to tour your home so they will be ready to show it to clients. You can expect open house events for the public the first several weekends, depending upon demand. Agents will bring clients for private showings in accordance with your directions. You should expect to be in frequent contact with us as the selling process moves forward.  We will let you know who is looking at your home and the level of interest. 

  • An offer comes in.

Excitement builds as one or more buyers makes an offer on your home. We will sit down to discuss the details and your options in response.  When you accept an offer you are on your way to the finish line!

  • The escrow process.

After you have an accepted offer, you are in Escrow.  During this period the buyer has an opportunity to fully inspect the home.  The buyer must give a percentage of the price to the escrow agent to hold and will obtain financing for the entire purchase.  At an agreed upon date legal papers are signed and keys exchanged.
